In many cases we recommend to seal the building after cleaning. Not only will this greatly reduce exterior water absorption that can cause interior water intrusion, but it will also keep the surface clean for a very long time. Natural biological growth (mold, mildew, algae, etc.) only needs continued moisture to allow the spores to bloom and grow. Since the sealer sheds the moisture away from the substrate, the spores cannot be fed and the building stays clean. We highly prefer to use Prosoco sealing products. While they are not the most inexpensive, we have found them to be very effective and will not discolor or leave a “shiny” look to the structure.

Concrete & Brick
Prosoco Sure Klean® Weather Seal Siloxane PD is a ready-to- use, water-based silane/siloxane water repellent. Designed for use on concrete and masonry surfaces, Siloxane PD penetrates more deeply than conventional water or solvent-based water repellents. Low odor and alkaline stable, Siloxane PD is ideal for field application to color-sensitive concrete, GFRC, most masonry and stucco surfaces.

An effective alternative to conventional solvent-based silanes or siloxanes, Weather Seal Siloxane PD penetrates and chemically bonds deep within the masonry substrate to provide long-lasting protection against water-related staining or deterioration. Will not darken most color-sensitive surfaces. Will not produce a surface film or impair the natural breathing characteristics of treated surfaces.

Natural Stone
Prosoco Sure Klean® Weather Seal Natural Stone Treatment WB is an odorless, water-based solution of potassium methyl siliconate developed to effectively treat a wide range of natural stone and masonry surfaces. Natural Stone Treatment WB provides long-lasting repellency without altering the natural appearance of the substrate.

Natural Stone Treatment WB is used as a surface treatment on natural stone and masonry surfaces to impart a water repellent surface and reduce water absorption into the substrate. Unlike conventional siliconate water repellents, Natural Stone Treatment WB has been developed to help prevent surface staining during application.

The following image show a surface before and after cleaning. The cleaned surface has been sealed on one side and one has not. Look closely at the clean picture the portion to the right of the caulk joint is beading water and the portion to the left is not. The beading water is an indication that the sealant is protectecting the surface from water intrusion.
